As your primary point of contact and responsibility, we manage the efforts of a number of talented professionals to lead the development of your home. A mutual understanding of the ultimate goal and the process of arriving at that goal are fundamental to the success of the project.

Information Gathering - Also known as the Preparation or Programming Phase. We take the time to understand your desires and housing needs so they may be transformed into the structure of your home. No doubt, you have many ideas of features your new home should incorporate. Magazine clippings, photos, sketches or supplier promotional literature may be useful in conveying some of your ideas. We discuss the pros and cons of your many options to allow you to make educated choices with confidence.

Building Codes, Town Regulations, FEMA elevations and, Architecture Review Board requirements will also be discussed so you may understand these design parameters.

Topics of the first meeting will include your development team's professional qualifications and experience, construction cost ranges and design fees, general style, size and features of your home. A discussion of the pros and cons of the two most popular methods of choosing your development team will educate you in the "Competitive Bidding" and the "Design Build" options.

Architect Selection - Choosing the architect to design your home is critical to the smooth transition through the stages leading to a successful project. Each architect that Osprey works with applies proven design talents and plan development skills to create aesthetically pleasing and appropriately functional home plans. To insure the structural integrity of the design, our structural engineer runs numerous load calculations to accurately specify the load bearing member dimensions and their connections.

If you have selected an architectural firm from previous research, we welcome the opportunity to discuss the project with them.

Most of our clients prefer the Design Build method of developing their home for the following reasons:

  • By virtue of established working relationships, we provide clear communication between the Owner, Builder, and Architect eliminating costly delays and unpleasant surprises.

  • Your homebuilder provides construction cost estimates as the design develops, thereby minimizing the possibility of unexpected cost overruns.

  • We build the structure according to your own specifications taking advantage of current labor and material pricing.

  • We both have a better opportunity to get to know each other and establish optimal communication methods before construction begins.

  • Because the architect and builder work as a team from the beginning of the project, any unforeseen  problems that do arise are almost always resolved quickly and effectively with the good of the overall project squarely in focus.

Design Phase - During the Design Phase, we meet with the architect to value engineer the project to minimize wasted materials and labor. We discuss construction options with you and provide preliminary cost estimates to compare to the target budget. If you need to see some of your materials or methods options, we will meet with you to show them to you first hand.

Site Assessment - We will evaluate your building site to discuss important design and construction considerations with you. Specific factors that can enhance or hinder the design of your home as well as cost factors of developing certain properties will be studied. Designing the home to maximize the particular assets of the lot is of primary importance.

Governmental Regulations - Our knowledge of local Architectural Review Board (ARB) requirements, Federal Wetlands regulations and County Building Codes allows us to guide the project through the maze of permitting. We handle the many details required by the review boards and we attend to the ARB meetings on your behalf to discuss your desires if issues arise.

Additional Skills - Your team will employ various professionals as needed during the design phase such as structural, mechanical or civil engineers, landscape architects, product specialists or arborists.

Getting Started - Once the plans are complete and ready for construction, we meet with you again to review and confirm the details on each page of plans and specifications. This important meeting serves to tie any loose ends not clarified earlier.

Selections - Our Project Coordinator will work closely with you to select the cabinets, plumbing and light fixtures, appliances, carpet, door hardware, bath accessories and tiles or stone to further personalize your home. She will schedule the vendor appointments, attend the appointments with you and see that the vendors' quotes are presented to you. Afterwards, she will follow up with the various vendors to insure proper delivery of your orders. Your selections are documented in a detailed manner to insure accurate installations.

Financial Reporting - Progress Payment Requests are sent to you monthly with detailed Progress Reports describing the work completed to date. A Payment History Report details in a clear and concise format the monies paid and owed as of the same date.

Construction Observation and Contact - We send monthly Progress Reports to you including photos if you cannot personally visit the site. Any time between formal reports, we are available by phone, fax or, email for up to the hour reports. The Architect is also available, at your option, to inspect the construction in process and respond to you directly with regular written reports.

Construction - Over fifty years of home building experience and a sincere desire to build a quality home assures that the building process will be managed professionally to achieve superior results. We purchase top grade materials and hire skilled craftsmen to complete the numerous phases of construction. Changes to the plans or work are carefully documented using Change Order forms. Owners are welcomed on site when they can visit.

The Final Stage - When your home is substantially complete, we will create a pre-punch list of items to finish or correct prior to your occupancy. The scheduled walk through with you after this will generate a list of any further details we need to attend to and complete as soon as possible. We will then present an Allowance Reconciliation Report and Request for Final Payment to you.

Warranty - As our clients will attest, we stand steadfastly behind our work. Should problems arise that are a result of an error or oversight on our part, we will return to correct the problem.
