Our 40+ years of experience in custom home building has taught us the most effective way to insure achievement of these goals is to be actively involved with the homeowner and architect throughout the Design, Development and Construction process. We have found this team approach to be the most reliable and effective way to assure our clients the best possible new home construction outcome. In this process we manage the efforts of a number of talented professionals to lead the development of your home. A mutual understanding of the overall goal and the process for reaching it is fundamental to the success of the project.
We take the time to understand your goals and objectives so they may be transformed into your dream home. No doubt, you have many ideas of features your new home should incorporate. Magazine clippings, photos, sketches etc may be useful in conveying your ideas. We discuss the pros and cons of your many options to allow you to make educated choices, keeping your budget goals in mind. Additional topics will include: • Building Codes, Town Regulations, FEMA elevations and, Architecture Review Board (ARB) requirements • Project process and timing; preliminary budgets.
At your request we can assist in selecting the ideal architect for you and your project. The choice of architect is critical to the smooth transition through the stages leading to a successful project. To insure the integrity of the design and adherence to all regulatory requirements, the project architect may consult with a structural engineer, landscape architect, or an interior designer of your choice. If you have already selected an architect, we welcome the opportunity to discuss the project with them.
We will evaluate your building site to discuss important design and construction considerations. Designing the home to maximize the particular attributes of your lot while meeting the island’s Architectural Review Board guidelines, is of primary importance.
Design Phase - We review the architect’s sketches to insure the drawings reflect your goals and objectives in terms of the design and budget parameters provided and from that we provide a preliminary construction cost estimate.
Building Phase -
Once the plans are completed and approved by the ARB we meet with you to review and confirm all aspects of the Construction Agreement, Plans, Specifications and Allowances. Over forty years of home building experience and a sincere desire to build you the home of your dreams, assures that the building process will be managed professionally to achieve superior results. We purchase top grade materials and hire skilled craftsmen to complete the numerous phases of construction. Any changes to the plans or work are carefully documented using agreed upon Change Orders before any Modifications are commenced.
We will work closely to assist you in selecting cabinetry, plumbing, light fixtures, appliances, carpet, door hardware, bath accessories and tiles or stone. We will schedule vendor appointments, and accompany you to the meetings. Afterwards we will present you vendor quotes and will follow up to insure proper delivery of your orders. Your selections are documented in a detailed manner to insure accurate and timely installations.
Financial Reporting -
Progress Payment Requests are sent to you approximately monthly with detailed Progress Reports. A Payment History Report provides you details in a clear, concise format of the monies paid and owed as of the same date.
Construction Observation and Contact -
We send you monthly Progress Reports including construction progress photos if you cannot personally visit the site. The Architect is also available, at your option, to inspect the construction in process and respond to you directly with regular written reports.
The Final Stage
When your home is substantially complete, we will create a pre-punch list of items to finish or correct prior to your occupancy. The scheduled walk through with you will generate a list of any further things we need to address. We will then present you an Allowance Reconciliation Report and request for final payment.
As our clients will attest, we stand steadfastly behind our work. Should problems arise that are a result of an error or oversight on our part, we will return to correct the problem.
